How to prepare your house for sale.



Everybody wants to sell their house to the very first person who looks at it and wants to get the very best price possible. Selling a house is not fun and can be very stressful. To manage it well you must just remove yourself emotionally from the situation, do what has to be done and look to the future.



So the very first thing to do, after you have decided you want to move is Prepare the House and Yourself for moving.



Pretend for a moment that this is not your house at all and remove yourself from it emotionally (easier said than done you reply)....well this is also true because your home has many memories ,but they are Your memories and will not be shared by the next owner who will want to make their own memories in this house and if you do not take this step right at the beginning then the whole process becomes an emotional battlefield. So say goodbye to your house and imagine yourself living in your next house.



The second thing to do is de-personalize it. That means removing all the everyday clutter and make it so that another person, or family, can imagine how it will be when they move in. Do not be tempted to get upset when people viewing make unpleasant comments. It happens, just smile and say not a lot.



Houses look very much bigger when there is lots of room and lets face it most of us have much to much “stuff” ,it just seems a multiply on its own. What to do with the “stuff” you want to keep , but don’t need until you have sold your house? Friends, relatives, or hire some space if you can afford it. Where there is a will there is a way !

Have you removed everything that you want to take with you? A good way to check is by finding documents that came with such things as your Dishwasher and putting them in an envelope to give to the next buyer. Make a list of fittings that you will be leaving and another of fittings that you will be taking. Sometimes, if you are using an Estate Agent they will do this for you but it makes more sense if you do your own as well. Sometimes, things do get forgotten and its usually not things such as the loft but more obvious things right under your nose. We all know that on the day of the move you find that the van is full and you still have possessions which seem to have arrived from nowhere!



Go outside and see if your property has what the Americans call “Curb Appeal”. Would you fall in love with this house on first sight? If not why not? Hanging baskets and a good steam clean of the entrance maybe? ( you can always hire a pressure cleaner for the day) Windows sparkling? Does your house number or name stand out? Buy some cheap flowers to brighten up the front garden and don’t forget to Hide the Bins and put cleanser down the drains. Nothing worse than smelly drains and gutters that are growing vegetation. It makes the house look neglected. If you buyers are happy with the outside they start their viewing on a happy optimistic note and you are half way there.





One very last check should do it. The doors all close, cupboards and windows etc, (don’t forget the cupboard that hasn’t closed for years and you have always been meaning to fix) We all have one of those ! The house and garden are clean and tidy and you are not exhausted as you have been going through this process in an orderly fashion and followed your list and persuaded family to help and the house no longer looks anything like it usually does? Your house Smells nice. Much as we love our dog not everybody will so remember to make arrangements for him Not to be there when your viewers arrive. People are not very happy when greeted by a smelly dog who barks and jumps at them.



You have thought of everything? Well now its time to put your house on the market.



Estate Agents also have favourites...they like to feel proud that they have this house on their books and will show more people around houses they like. They also like to feel in charge so allow them Privacy when they bring people to see your house. Let people snoop in the cupboards, after all they are all clean and tidy as you have spent the past couple of weeks making them that way.



You have looked at houses yourself and so can imagine what any buyers will be looking for. You know the things that impressed you and the things you hated. Invite them to your house to discuss things or go to their office to see what they are like before making a decision and signing on the dotted line.



Don’t let them intimidate you. Would you buy a house from a man or woman like this? What is their track record like? Are you getting the best salesman or have you been stuck with the ‘also ran’.

How much will it cost?



Best to get a complete picture before you start as it’s often an expensive mistake to find out later that you have made a bad choice.



Know Exactly which person will be bringing possible buyers to your house. Will they all take a turn or will just one person be in charge? Will they meet them at your house, or bring them? Will they phone first to make an appointment?



Ask lots of questions and remember you are paying them and a good Estate Agent is worth every penny and a bad one just adds to the stress of moving .



When a house goes on the market for the first time there is a flurry of interest, usually after that it just joins a queue and if this happens you need to know what you might be doing wrong and what you can do to get your property viewed. Is the house to expensive? Would it be sensible to alter the kitchen/bathroom, make improvements etc. This should have been discussed and considered before, maybe you did and decided against doing anything at that time, but now maybe you need to make some changes. This is when you need to be able to talk to an experienced agent who can be honest with you and talk frankly with you.

Often people ask for a higher price to start with then reduce it . A house like everything else is only worth what someone is prepared to pay for it.



So lets assume you have a sensible price and you have completed all the legally required paperwork.



The next thing to think about is photographs. Make sure that the photograph does the property credit. Don’t exaggerate it and make it something its not just make sure that the photograph is affair representation of what you are trying to sell. We have all seen pictures of fantastic kitchens and when we get there we are very disappointed and do we buy? No. Just a waste of everybody’s time. Having said that your property will get much more attention and interest if it is a good photograph so think carefully as to whether you should employ a professional photographer to take some pictures and be selective as to which parts you show on the site.
